How to begin...

Well, looking at the notes on 611 lawn #1 I see that I remarked, always start outside. Well, ok, I don't remember why but I think I'll get the doors replaced in Belteberg next.

Our goal is to have this ready to rent out by 9/1/08. That gives us 3 months. It should be reasonable.

Time has flown

Well time has flown and now we have another 'remodel' job to do. Lawn has long since been fixed and rented. Well the last of the 3 units was rented in March of 2008.

Main things in the new one are dewinterizing and redoing the kitchen. We also need to move a water meter in this one...

refinishing clawfoot tub

Refinishing a clawfoot bathtub is a little more intensive then you think. Simply moving it and turning it for cleaning and preparing is next to impossible to do by yourself. Sand Blasting the exterior is the first thing that needs to be done. After Blasting the exterior treat it with a product called OSPHO. This will convert the exterior rust to a primer black glaze.Killing the rust is important. After Ospho- Wash the exterior with baking soda and water to neutralize the acidic residue of the Ospho. Wipe dry and prime using a rust killing primer. Since you are a due it yourselfer I would use a heavy nap 6 inch roller. Outside
Make Signs & put in front yard and out by N. 2nd.
Have Wigton do the gravel (Spring)

Screened In Porch
Paint Outside of LR door - Brown (or wash) whichever looks decent and is quick
Get area indoor/outdoor carpet as we won't paint floor.
Repair the window with the duct tape
(For fun get a Knocker? - Is there a door bell, if so check it)

Living Room
Vacuum out the heat vent really well - remove that piece of carpet.


Dining Room
Fix window Screen
Vacuum out the floor heat vent really well - remove that piece of carpet.

Kitchen
Replace Outlet covers
Paint top of door arches
Put up smoke detector

Bath
Caulk around molding where needed
Replace Outlets & covers
Put up toilet roll holder & towel holder
Put on new blind

Hall
Clean wood Trim at tippy top

Hall to basement
Put Second Coat of paint on
Put remaining matching piece of linoleum at landing
Put Finish Strips on the stairs & landing
Paint Steps going down
Finish painting door white

Bed #1
Vacuum out the heat vent really well - remove that piece of carpet.

What we've learned from 611 Lawn #1

1) Texturing walls is simple and can be done by using textured paint. Filling cracks and sanding on walls can be a long tedious process.
2) Always begin outside.
